Pressure Washing vs. Soft Washing
They're two different jobs, and using the wrong one is how people end up with furred decking and water behind their siding. Here's how we decide.

How Pressure Washing Gets Priced
Unlike junk removal there's no trailer to measure, so washing is quoted per job. Three things move the number, and all three are visible in a photo.
How much surface
Square footage is the base. A single-car driveway, a wraparound deck and a two-storey siding wash are three different sizes of job before anything else is counted.
What's on it
A dusty patio is a rinse. Years of moss in interlock joints, oil under where the car parks, or black algae on a north-facing fence all take passes, chemistry and time.
How we can reach it
Ground-level and open is quick. Tight side yards, second-storey soffit, steep grades or a tap on the far side of the house all add setup, and we'd rather say so up front.

Pressure washing uses high water pressure to strip dirt, algae and stains off hard surfaces like concrete driveways, walkways and patios. Soft washing uses low pressure and a cleaning solution instead, so it lifts green growth off siding, soffit and painted surfaces without forcing water behind them.
Will pressure washing damage my deck or siding?
Not when the pressure is matched to the surface. Concrete takes real pressure, wood decking takes much less, and vinyl or painted siding gets soft washed at low pressure with a cleaning solution. The damage people see online comes from one setting used on everything.
When is the best time of year to pressure wash in London?
Spring and early summer are ideal — the salt film and grit from a London winter come off before they get baked in, and the wood has time to dry if you're staining. Fall works too, especially for clearing algae before it sits under snow all winter.
Do you need to use my water and power?
We'll usually hook to an outside tap, so an accessible hose bib is the one thing we need on site. If your outdoor tap is shut off for winter or isn't working, tell us when you book and we'll sort it out beforehand.
How long does a driveway take?
A typical London two-car driveway takes a couple of hours from setup to rinse-down. Larger driveways, or ones with heavy oil staining and moss in the joints, take longer — we'll tell you the expected time when we give you the price.
Can you get oil stains and rust out of concrete?
Most of the time, yes. Fresh oil and rust usually come out completely with a degreaser and hot rinse. Old stains that have soaked deep into porous concrete often lighten a lot rather than disappear, and we'll be straight with you about which one you've got before we start.
Do you do pressure washing and junk removal on the same visit?
Often, yes, and it's one of the reasons people call us for both. If we're already clearing a deck or a yard, washing the surface underneath the same day saves you a second booking and a second trip charge.
Do you pressure wash commercial properties?
Yes. Storefronts, entrances, sidewalks, dumpster pads and building faces, scheduled early morning or after hours so we're not working through your customers. Ask for a per-visit price or a set schedule through the season.
